Comparison checklist of Sell.Do, LeadSquared and Antoc CRM for real estate developers
On this page

Sell.Do vs LeadSquared is really a choice between a real-estate-focused CRM and a broader sales CRM used across many industries, including real estate. For a developer, the right pick depends on inventory, channel partners, WhatsApp, post-sale collections and total cost. Antoc is a third option built for real estate; compare all three against one checklist.

This guide is for developers, builders and sales heads shortlisting a CRM for one or more projects. It does not declare a winner. It gives you the criteria, the questions to ask each vendor and a way to test them on your own data.

Please verify. Features, plans and pricing of every vendor change over time. Check Sell.Do's, LeadSquared's and Antoc's current websites, and ask each vendor to confirm in writing what your plan includes.

TL;DR

Sell.Do is a real-estate-focused CRM, LeadSquared is a broader sales CRM used across industries including real estate, and Antoc is a real estate CRM for brokers and developers. Compare them on your own projects, inventory and CP network, using a written checklist.

Key takeaways
  • Sell.Do is real-estate-focused; LeadSquared is a broader multi-industry sales CRM.
  • Compare on inventory, CP management, WhatsApp, post-sale and total cost.
  • Verify every feature and price on each vendor's current website.
  • Run a trial with your own leads and one live project.

How the three products are positioned

In general terms:

  • Sell.Do is a CRM focused on real estate sales.
  • LeadSquared is a broader sales CRM used across many industries, including real estate.
  • Antoc is a real estate CRM by Passdn Technologies for brokers, developers and channel partners, trusted by 100+ real estate firms across India.

Positioning matters because it shapes setup. A broader CRM is often flexible and configurable; a real-estate-focused CRM usually ships with concepts like projects, towers, units and channel partners already in place. Neither is automatically better. It depends on how much setup your team can handle.

For a wider shortlist, our guide to the best real estate CRM in India covers more options and how to choose.

What a developer actually needs from a CRM

Before looking at any vendor, write down what your sales office does every day. For most developers it looks like this:

  • Leads arrive from Meta ads, Google, portals, website, walk-ins and CPs.
  • Pre-sales qualifies them and books site visits.
  • CPs register their buyers and want ownership protected.
  • Sales closes at the site and holds or books specific units.
  • Accounts raises demands, tracks payments and chases overdue dues.
  • Management wants one view across projects, sources and staff.

Any CRM you choose must handle each of these steps without spreadsheets on the side.

The evaluation checklist

Use this table in every demo. Fill the Sell.Do and LeadSquared columns yourself from what the vendor shows you on screen, not from brochures. The Antoc column lists what Antoc offers.

Criteria What to check in the demo Sell.Do LeadSquared What Antoc offers

Questions that separate a good demo from a good CRM

Demos are designed to look smooth. These questions reveal how the CRM behaves on a busy Saturday at the site:

  • "Show me a lead from 99acres arriving and being assigned, live."
  • "Two CPs register the same buyer an hour apart. What does the system show?"
  • "An agent holds unit 1204 for a buyer. What stops another agent selling it?"
  • "A buyer misses a demand. Who gets reminded, and when?"
  • "My sales head uses an iPhone. What call data will I see for her?"
  • "Show me the report I'd read at 9 pm every day."
  • "If we leave, how do we export all leads, chats and payment records?"

Write down the answers. Vague answers to specific questions are a signal.

An illustrative cost example in ₹

This example uses Antoc's published prices only. For other vendors, ask for a written quote for the same team.

A developer in Surat has 15 CRM users: pre-sales, site sales, a CP manager and accounts. On the Antoc Developer plan:

  • Annual billing: ₹1,199 × 15 users = ₹17,985 per month, or ₹2,15,820 a year.
  • Six-month billing: ₹1,299 × 15 users = ₹19,485 per month.

Then add costs that sit outside any CRM licence: Meta's WhatsApp conversation charges (check current Meta rates for India), any telephony or IVR you use, and staff time for setup and training. Check the Antoc pricing page for current plan details and taxes.

When you get quotes from other vendors, put them in the same format: per user per month, number of users, billing period, setup fees, and add-ons. Our post on real estate CRM pricing in India explains the common pricing models to watch for.

How to run a fair three-way pilot

1. Pick one live project

Use a project with real lead flow, a few active CPs and some unsold inventory.

2. Define success before you start

For example: every lead assigned automatically, every lead called and logged, site visits recorded, one booking processed end to end, and a daily report your sales head reads.

3. Load the same data into each CRM

Same leads, same inventory, same users. Otherwise you are comparing set-ups, not products.

4. Run each for at least two weeks

Shorter pilots measure the demo, not daily use.

5. Ask the sales team, not just managers

The CRM agents open 50 times a day matters more than the one with the best dashboard.

6. Compare total cost and effort

Licence, add-ons, setup, training and the internal time needed to keep it configured.

7. Decide and commit

Pick one, migrate fully and switch off the spreadsheets.

Who should sit in the evaluation

A CRM decision made by one person usually fails in the first month. Put these people in every demo:

  • Sales head: judges lead flow, assignment and daily reports.
  • Two active salespeople: one senior, one new. They will tell you which app they'd actually open on site.
  • CP manager: checks lead registration, ownership and CP reports.
  • Accounts or CRM executive: checks payment schedules, demands, receipts and ledger.
  • Owner or director: checks total cost, data ownership and multi-project visibility.

Give each person three questions from the checklist above to ask in every demo. Score each CRM separately and compare notes after the last demo, not after the first.

Questions on data, security and AI

These matter more each year as CRMs connect to WhatsApp, telephony and AI tools. Ask every vendor:

  • Who owns the data, and how do we export leads, chats, calls and payment records if we leave?
  • Can we control what each user sees, for example agents only seeing their own leads?
  • If the CRM has AI features, what data does the AI read, and is it limited by user permissions?
  • Where is support available, in which hours and through which channels?

For Antoc, the ChatGPT app and Claude connector use the signed-in user's Antoc account, and access is limited to that user's business and CRM permissions. Ask the other vendors the same question about their own AI features and get the answer in writing.

Migrating once you have decided

Switching CRMs mid-project is where many developers lose leads. Plan the move in this order:

  1. Freeze the lead fields you will carry over: name, phone, source, project, status, owner, last activity.
  2. Clean duplicates and junk in your current data before exporting.
  3. Import inventory first: projects, towers and units with current status.
  4. Import open leads and their owners, then active bookings and payment schedules.
  5. Reconnect lead sources one by one and check each with a test lead.
  6. Run old and new systems side by side for a few days, then switch the old one to read-only.

When each type of CRM may suit you

These are general patterns, not verdicts on any vendor:

  • A broader sales CRM can suit groups that sell across several businesses and have an in-house team to configure and maintain workflows.
  • A real-estate-focused CRM can suit developers who want projects, units, CPs and collections ready without heavy configuration.
  • Antoc fits developers and broker teams who want lead capture, WhatsApp, calling, inventory, CP management and post-sale in one real estate CRM with published per-user pricing.

If you are moving from one of these tools, our Sell.Do alternative guide and LeadSquared alternative guide cover migration questions.

Common mistakes

  • Choosing from feature lists. Every brochure lists the same words; watch them work on your data.
  • Comparing licence price only. Setup, add-ons and WhatsApp charges change the total.
  • Trusting third-party comparison sites. Ratings and prices there may be outdated; verify with the vendor.
  • Piloting on demo data. Your CP disputes and unit holds won't show up.
  • Skipping the iOS question. Call tracking behaves differently on iPhones for every CRM.
  • Not testing data export. You need to know you can leave with your data.
  • Letting only IT decide. If the sales floor won't use it, the CRM fails.

Frequently asked questions

What is the difference between Sell.Do and LeadSquared?

In general terms, Sell.Do is a CRM built for real estate sales, while LeadSquared is a broader sales CRM used across several industries, including real estate. That difference shapes how each is set up and configured. Features, plans and pricing change over time, so check both vendors' current websites and ask for a demo on your own data.

Which CRM is best for real estate developers in India?

There is no single best answer; it depends on your project count, inventory size, channel partner network, post-sale needs and budget. Make a checklist of must-haves, see each shortlisted CRM run on one of your real projects, and compare total cost for your team size. Choose the one your sales team will actually use daily.

How does Antoc compare with Sell.Do and LeadSquared?

We don't publish claims about other vendors' features or prices, because they change and you should verify them directly. Antoc is a real estate CRM covering lead capture, auto-assignment, WhatsApp API automation where enabled, call tracking, inventory, CP management and post-sale collections, with published per-user pricing. Compare each item against what the other vendors show you.

How much does Antoc cost for a developer?

Antoc's Developer plan is ₹1,199 per user per month on annual billing, or ₹1,299 per user per month on six-month billing. It includes everything in Prime plus building inventory, unit-wise availability, project-level inventory control, channel partner management and 24/7 support. Check the Antoc pricing page for current details and applicable taxes.

Should a developer use a general sales CRM or a real estate CRM?

A general sales CRM can be configured for real estate but usually needs more setup for towers, units, holds, CP ownership and payment schedules. A real estate CRM usually has these concepts built in. If you have an in-house tech or CRM admin team, configuration may not be a problem; if you don't, built-in real estate features matter more.

How long should a CRM trial or pilot be for a developer?

Long enough to cover a full lead-to-visit cycle on a live project, which for most teams means at least two weeks. Use real leads from your actual sources, include a few channel partners, and test one booking end to end. Judge on adoption by your sales team and the quality of manager reports, not on the demo.
