Real estate CRM pricing in India is usually per user per month, with higher tiers adding automation, AI and developer features. For a realistic budget, add usage costs such as WhatsApp messaging and telephony to the plan fee. On Antoc, plans start at ₹599 per user per month on annual billing.
This guide is for agency owners, sales heads and builders who are comparing CRMs and want to know what a fair spend looks like. It explains the pricing models you will see, the costs outside the plan fee, and a full rupee example for a 10-agent team.
Most real estate CRMs in India charge per user per month, with usage costs like WhatsApp messaging and telephony on top. Compare the total annual cost for your team, not the headline per-user price.
- Compare total annual cost per team, not the cheapest per-user headline price.
- Budget separately for WhatsApp messaging, telephony, SMS and portal packages.
- Annual billing usually costs less per month than shorter billing periods.
- Pick the tier that matches how your leads arrive and who sells.
How real estate CRMs are priced in India
Vendors package their pricing in a few common ways. Most use more than one at the same time, so read each quote carefully.
| Pricing model | How it works | What to ask |
|---|---|---|
| Per user per month | You pay for each person who logs in | Do managers, telecallers and admins each need a seat? |
| Tiered plans | Basic, mid and top tiers add more features | Which tier includes lead capture from portals and ads? |
| Seat bundles or minimums | Price for a pack of users, or a minimum user count | Can you add single users mid-term? |
| Billing period | Annual, six-month or monthly billing at different rates | What is the per-month price on each billing period? |
| Usage-based add-ons | WhatsApp messages, SMS, telephony minutes, AI calling usage | Is usage billed by the vendor or a third party, and at what rate? |
| One-time fees | Onboarding, data migration, custom setup | Are training and data import included? |
| Custom or enterprise quote | Negotiated price for large teams or multiple projects | What is fixed for the contract term? |
Sell.Do, LeadSquared, Zoho CRM, TeleCRM, LeadRat and other CRMs used by Indian real estate teams each present pricing in their own way, and they change it from time to time. Check each vendor's current website or ask for a written quote rather than relying on numbers you see in blog posts or forums.
The costs outside the plan fee
The per-user price is only part of what you will spend. These are the usual extras for an Indian real estate team.
WhatsApp Business API messaging
If you send automated WhatsApp welcomes, templates or broadcasts through the official API, Meta charges based on the message or conversation category, such as marketing or utility. Some providers add their own markup on top.
Do not budget from an old rate card. Check Meta's current pricing for India and ask your CRM vendor exactly how messaging is billed.

Telephony, IVR and call tracking
Cloud telephony numbers and IVR are usually billed by a telephony provider per number, per minute, or both. If your agents call from their own phones, you are already paying through SIM plans.
On Android, Antoc logs calls automatically from the agent's phone. iOS does not allow apps to read the phone call log, so iPhone users need to log call outcomes manually or use another calling setup.
SMS, portals and ads
Business SMS in India runs through DLT registration with your SMS provider and is billed separately. Portal packages on 99acres, MagicBricks or Housing.com and your Meta or Google ad spend are also separate from the CRM.
GST and internal time
Ask whether quoted prices include GST. Also count the hours your team spends on setup and training in the first month; a CRM that nobody uses is the most expensive one.

| Plan | Annual billing | Six-month billing | What it adds | Good fit |
|---|---|---|---|---|
| Basic | ₹599 | ₹699 | Lead management dashboard, property and project management, call tracking, deals and pipeline, basic reports, contacts | Small teams moving off Excel |
| Prime | ₹699 | ₹799 | Everything in Basic plus Antoc AI Assistant, smart property listing, automated lead capture, advanced analytics, brochure tracker and smart follow-ups | Broker teams buying leads from portals and ads |
| Developer | ₹1,199 | ₹1,299 | Everything in Prime plus building inventory, unit-wise availability, project-level inventory control, channel partner management, 24/7 support | Builders and developers with projects and CPs |
The tier question is mostly about how your leads arrive. If most enquiries come from portals, Meta lead ads and website forms, automated lead capture in Prime saves the daily download-and-upload routine. If you sell your own projects through channel partners, the Developer plan covers inventory and CP management.

Worked example: total cost for a 10-agent team on Antoc
Here is the full maths for a broker firm in Ahmedabad with 10 users (8 agents, 1 telecaller and 1 sales manager) on the Prime plan. Usage costs are shown as formulas because they depend on your volumes and on current Meta and telephony rates.
Plan fee on annual billing
- 10 users × ₹699 × 12 months = ₹83,880 per year
- That is ₹6,990 a month for the team, or about ₹23 per user per day
Plan fee on six-month billing
- 10 users × ₹799 × 6 months = ₹47,940 per six months
- Over a year: ₹95,880, which is ₹12,000 more than annual billing
Other plans for the same team, on annual billing
- Basic: 10 × ₹599 × 12 = ₹71,880 per year
- Developer: 10 × ₹1,199 × 12 = ₹1,43,880 per year
Usage costs to add
- WhatsApp: (business-initiated messages per month by category) × (current Meta rate for that category in India), plus any provider markup
- Telephony: numbers × monthly rental, plus minutes × per-minute rate, if you use cloud telephony
- SMS: messages × your DLT SMS provider's rate
- GST as applicable
Is it worth it? As an illustrative check: if one extra ₹80 lakh resale deal closes in a year because leads were followed up properly, a 1% brokerage brings in ₹80,000. That alone covers most of the ₹83,880 Prime subscription for 10 users.
Annual or six-month billing?
Annual billing is cheaper per month, but it only saves money if the team actually uses the CRM all year. A sensible order for most firms:
- Run a trial with live leads first.
- If adoption is uncertain, start on a shorter billing period for the first cycle.
- Once agents are logging calls and the manager runs reviews from the CRM, move to annual billing for the lower monthly rate.
In the 10-user example above, that switch is worth ₹12,000 a year on Prime, enough to cover more than a month of the team's subscription.
What different teams should budget for
The right spend depends more on how you sell than on team size alone.
Solo broker or two-person office
You need a lead list, reminders, a mobile app and call logging. A basic tier usually covers this. Keep usage add-ons off until your enquiry volume justifies them; the free WhatsApp Business App is often enough at this stage.
Broker team of 5 to 20 agents
This is where automated lead capture, auto-assignment and team reports matter most, because leads arrive from portals and ads all day and the manager cannot check every agent's phone. Budget for a mid tier, WhatsApp API messaging if you send welcomes and broadcasts, and a short onboarding period.
Developer or builder with channel partners
You need everything a broker team needs, plus inventory by tower and unit, holds and bookings, channel partner lead registration and post-sale collections. Budget for the developer tier for sales and CRM staff, and ask how channel partners and accounts staff are counted as users.
Questions to ask any vendor about price
- What is the per-user price on annual, six-month and monthly billing?
- Which features are limited to higher tiers?
- How are WhatsApp, telephony, SMS and AI calling usage billed?
- Is onboarding, training and data import included?
- What support do we get, and on which channels?
- Can we export all our data if we leave?
How to decide what you should pay
Use this process with any vendor, including Antoc, so you compare like for like.
- Count real users. List everyone who will log in weekly: agents, telecallers, managers, CP managers, accounts staff. Do not buy seats for people who will never open the app.
- Map how leads arrive. Portals, Meta, Google, website, walk-ins, channel partners. Your tier must cover automated capture from your main sources.
- List must-have features by role. Agents need mobile calling and reminders; managers need reports; builders need inventory and CP tracking.
- Estimate usage. Monthly WhatsApp messages by category, calling minutes, SMS volume.
- Ask for a written total. Plan fee, billing period, add-ons, onboarding, support level and GST.
- Trial with your own leads. Run real enquiries through the CRM for at least two weeks before paying annually.
- Compare annual totals. Put each vendor's yearly cost for your team side by side, then weigh it against adoption and support.

When a cheaper CRM costs more
A low per-user price can hide bigger costs elsewhere:
- If portal and ad leads need manual import, someone spends an hour a day on downloads, and leads wait.
- If there is no mobile app, field agents update records at night, or never.
- If reports are weak, the manager rebuilds them in Excel every Monday.
- If WhatsApp chats stay on personal phones, you lose history when an agent leaves.
Price matters, but the right question is cost per site visit and per booking after the CRM is in place. If you are still running the team on spreadsheets, start with Excel vs CRM for real estate brokers.
Common mistakes
- Comparing only the headline per-user price. Billing period, add-ons and usage change the real total.
- Buying the top tier for everyone on day one. Start with the tier that fits how your leads arrive, then upgrade if needed.
- Ignoring WhatsApp messaging costs. Broadcast-heavy teams should estimate monthly messages before signing.
- Not asking who counts as a user. Telecallers, managers and CP coordinators may each need a seat.
- Paying annually before a real trial. Test with live leads for two weeks first.
- Forgetting GST and onboarding time. Both affect your first-year cost.
- Choosing on price alone. A CRM your agents do not use is wasted money at any price.
The bottom line
A fair spend for an Indian real estate team is the plan fee for people who actually use the CRM, plus predictable usage costs, with nothing hidden. Work out the annual total for your team, test with real leads, and use our best real estate CRM India guide to check features before you commit.

Frequently asked questions
How much does a real estate CRM cost in India?
Most real estate CRMs in India charge per user per month, and the final cost depends on the plan tier, billing period and add-ons. Antoc plans start at ₹599 per user per month on annual billing. For other vendors, check their current website or ask their sales team for a written quote.
Is a CRM priced per user or per company?
Per user is the most common model for real estate CRMs, often with tiers that add features. Some vendors use seat bundles, minimum user counts or custom quotes for larger teams. Always ask how users are counted, for example whether managers and telecallers each need a paid seat.
What hidden costs should I expect with a real estate CRM?
Look for WhatsApp Business API messaging charges set by Meta, any provider markup, cloud telephony or IVR minutes, DLT-registered SMS, AI calling usage, onboarding or data migration fees, and GST. Portal packages are separate. Ask each vendor for a full written list before you sign.
Are WhatsApp messages included in the CRM price?
Usually not in full. Meta charges for WhatsApp Business API messages based on category, such as marketing or utility, and these charges change over time. Check Meta's current rates for India and ask your CRM vendor how messaging is billed and whether any markup applies.
Is annual billing worth it for a small broker team?
If you have already tested the CRM with your own leads, annual billing usually lowers the monthly cost per user. On Antoc, Prime is ₹699 per user per month on annual billing versus ₹799 on six-month billing. Start shorter only if you are still unsure about adoption.
Which Antoc plan should a broker team choose?
Basic suits teams that mainly need a lead dashboard, pipeline, call tracking and contacts. Prime adds the Antoc AI Assistant, automated lead capture, smart follow-ups and advanced analytics, which matters if leads come from portals and ads. Developer adds inventory and channel partner management for builders.
