RERA compliance in sales means your team markets and sells only registered projects, shows the RERA registration number on every ad, quotes carpet area, works only with registered agents and channel partners, and never promises more than the approved plans. It also means keeping clean records of what was said and shared with each buyer.
This checklist is for developers, sales heads and marketing managers who run a project sales office with in-house sales staff and channel partners. It focuses on the day-to-day habits of the sales floor, not on the developer's legal filings.
Not legal advice. RERA rules differ by state and are updated through orders and circulars. Treat this as a working checklist and confirm every point with your legal team and your state authority, for example MahaRERA, GujRERA or UP RERA.
RERA compliance for sales means every ad shows the project's RERA number, prices are quoted on carpet area, only registered agents and CPs sell, and no one promises more than the approved plans. Keep written records of every buyer communication.
- Show the RERA registration number on every ad, brochure and WhatsApp creative.
- Quote prices and areas on carpet area, matching the registered project details.
- Work only with channel partners who hold a valid RERA agent registration.
- Keep calls, chats and documents on the lead record, not in personal phones.
What RERA expects from a sales team
The Real Estate (Regulation and Development) Act, 2016 was written to protect buyers. For a sales team, that turns into four simple ideas:
- Market only what is registered. A project covered by RERA should be registered before it is advertised, marketed or sold.
- Say what is approved. Ads, brochures and pitches should match the registered project details.
- Sell through registered people. Agents and channel partners who facilitate sales need their own RERA registration.
- Keep proof. If a buyer later disputes a promise, your records are your defence.
The rest of this guide breaks those ideas into checks your team can run every week. For the bigger picture of running a developer sales office, see our CRM guide for developers.
The RERA compliance checklist for sales
Use this table as your master list. Assign an owner to each row and review it before every launch and every month after.
| Check | What it means in practice | Owner | Record to keep |
|---|---|---|---|
| RERA number on every ad | Project registration number and authority website on print, digital, hoardings, social posts and WhatsApp creatives | Marketing head | Dated copy of each creative |
| No marketing before registration | No "pre-launch" ads or EOI collection for unregistered projects without legal sign-off | Sales head + legal | Registration certificate date |
| Carpet area first | Prices and areas quoted on carpet area as per the Act | Sales head | Approved price list versions |
| Approved brochure only | Salespeople and CPs use only the current approved brochure and specs | Marketing head | Brochure version log |
| Registered CPs only | Every CP has a valid RERA agent registration number on file | CP manager | CP registration and validity date |
| No promises beyond plans | No verbal or written promises on amenities, dates or returns outside the registered details | Every salesperson | Call notes and chats on lead record |
| Advance amount rule | No collection above the permitted advance before a registered agreement for sale | Accounts + sales | Receipts and agreement date |
| Unit status accuracy | Units shown as available, held or booked must match reality | Inventory owner | Unit-wise availability history |
| Buyer communication trail | Key calls, WhatsApp chats, documents and payment schedules stored per buyer | Sales head | CRM lead and booking timeline |
Advertising: the RERA number and what goes on the creative
Section 11 of the Act expects advertisements of a registered project to carry the registration number and the authority's website address. In practice, the mistake is rarely the main newspaper ad. It is the 40 small creatives made for Instagram stories, WhatsApp forwards and CP flyers.
Some authorities, MahaRERA for example, have also issued orders on the size and placement of registration details and on QR codes in ads. Check the latest orders from your own state.
A simple weekly habit:
- Keep one approved creative folder per project.
- Add the RERA number and authority website to every template once, so nobody retypes it.
- Ask CPs to use only creatives from that folder, and check their social posts during the first weeks of a launch.
When your team shares project details on WhatsApp from the CRM, use the approved template text that already includes the registration details.

Carpet area and pricing: training the floor
RERA defines carpet area and requires sale on that basis. Many buyers, and some salespeople, are still used to hearing super built-up figures, which is where confusion starts.
Train for these habits:
- Quote the carpet area first, and in the same unit the agreement uses.
- If you mention balcony or other areas, name them separately.
- Never round carpet area up in conversation "to make it sound better".
- Keep the price list and cost sheet in one place so every agent shares the same version.
An illustrative example in ₹
The figures below are an example only.
A 2 BHK in Ahmedabad is priced at ₹80 lakh. Under Section 13 of the Act, the developer should not accept more than 10% of the cost as an advance or application fee before a written agreement for sale is executed and registered. That means no more than ₹8 lakh can be collected until the agreement is registered.
If a salesperson tells the buyer "pay ₹12 lakh now to lock the price", that is a problem, even if the intention is good. Put the limit in the booking script and set the payment schedule in your CRM so accounts and sales see the same numbers.

Channel partners and agent registration
Agents who facilitate sales in registered projects need their own RERA registration and should quote it in their dealings. For a developer, this is a CP onboarding check, not a one-time formality.
A clean CP compliance process:
- Collect the RERA agent registration number and the registered name during onboarding.
- Check it on the state authority's website and note the validity date.
- Set a renewal reminder a month before the registration lapses.
- Share approved material only, with RERA details already on it.
- Register every CP lead with a timestamp, so ownership is clear if two CPs bring the same buyer.
- Pay brokerage only on registered, valid CPs and keep the invoice against the booking.
Antoc's Developer plan includes CP management, so CP leads, visits and bookings sit in the same system as your in-house sales. Our full guide to channel partner management covers ownership windows and payout tracking in detail.
Promises: what salespeople must not say
Most RERA trouble on the sales floor starts with a well-meant promise. A buyer asks "Will possession be by Diwali?" and an eager salesperson says yes.
Train your team to avoid these:
- Possession dates earlier than the registered completion date.
- Amenities, clubhouses or specifications not in the approved plans.
- "Guaranteed" rental income or price appreciation.
- Discounts or freebies that are not in the written offer.
- Claims about approvals that have not been received.
Give them a safe line instead: "Let me confirm that with the project team and send it to you in writing." Then send the approved answer on WhatsApp so it sits on the buyer's record.
Site visits, tokens and bookings: the high-risk moments
Most compliance slips happen at the site, not in the ad. The buyer is excited, the salesperson wants the booking, and the conversation moves faster than the paperwork.
Three moments deserve a fixed script:
- During the site visit. Show the approved layout and the sample flat, and say clearly if the sample flat has fittings that are not part of the standard specification.
- When the buyer asks to "block" a unit. Explain the hold period, the amount, and whether it is refundable, in writing. Mark the unit as held in your inventory so nobody else sells it.
- At booking. Share the cost sheet, payment schedule and draft agreement terms before money changes hands, not after.
A unit shown as available to one buyer and held for another is not only a customer-service problem; it also creates a messy record if the buyer complains. Keep unit status in one system that every salesperson and CP manager can see.
Training new salespeople on RERA basics
Sales teams change often, and a new joiner can undo months of clean practice in one weekend. Add a 30-minute RERA session to every salesperson's first week covering:
- What the project's RERA registration number is and where it must appear.
- How to explain carpet area to a buyer in simple words.
- The advance amount rule and who in accounts to ask before collecting money.
- The list of things they must never promise.
- Where to find the approved brochure, price list and WhatsApp templates.
End the session with a short role-play: a buyer asks for a possession date, a discount and a "guaranteed" rent. The new joiner should answer all three safely.
Record keeping: why the CRM matters for compliance
If a buyer raises a complaint two years after booking, the question is simple: what did your team actually say and share? If the answer lives in a former employee's phone, you have nothing.
Keep these on the buyer's record:
- Site visit date and who attended. See our site visit management guide.
- Brochure and price list version shared.
- WhatsApp chats and call outcomes.
- Booking form, receipts, payment schedule and demand letters.
- Any written clarification given on specifications or dates.
In Antoc, WhatsApp chats stay on the lead timeline, calls are logged automatically on Android, and post-sale records run from booking to payment plan, demands, payments and ledger. That gives you one trail per buyer. You can see how this fits pre-sale work on the Antoc pre-sale page.

A monthly RERA review for the sales head
Put 30 minutes in the calendar on the first working day of each month:
- Pull five random ads or creatives from last month and check the registration details.
- Check the CP list for registrations expiring in the next 60 days.
- Compare the brochure and price list versions in use against the latest approved versions.
- Review any bookings where the advance collected was close to the permitted limit.
- Read through three buyer chats at random for risky promises.
- Check that unit availability in the CRM matches the actual sold, held and available units.
- Note any issues, assign an owner and close them before the next review.
Common mistakes
- CP creatives without the RERA number. Your main ad is clean, but 30 flyers on WhatsApp are not.
- Expired CP registrations. Nobody checked validity after onboarding.
- Verbal possession promises. Salespeople give dates that are not in the registered details.
- Quoting super built-up area as "the size". Buyers feel misled when they read the agreement.
- Collecting large token amounts before agreement. Teams push for commitment without checking the advance limit.
- Old brochures in circulation. Agents forward whatever is in their gallery.
- Records in personal phones. When staff leave, the evidence leaves with them.
Where to check the official rules
Every state publishes its RERA rules, orders and circulars on the authority's website. Bookmark yours, assign someone to check new circulars every month, and keep your legal adviser in the loop before launches. This checklist is general guidance and not legal advice.
If you run multiple projects and a CP network, a CRM built for developers makes the record-keeping part much easier. Start with the developer CRM overview and build your checklist into your daily process rather than treating it as a launch-week task.

Frequently asked questions
Do real estate ads need a RERA number?
Yes. Under RERA, a registered project's advertisements and prospectus are expected to carry the project's RERA registration number and the website address of the state authority. Many state authorities have issued further format rules for print, digital and social ads. Check your state RERA website for the current requirements before any campaign goes live.
Does a channel partner need RERA registration?
Real estate agents who facilitate sales in registered projects are required to register with the state RERA authority, and channel partners usually fall in this category. A developer should collect each CP's RERA agent registration number during onboarding, check it on the authority's website, and stop working with CPs whose registration has lapsed.
Can a sales team quote super built-up area under RERA?
RERA requires units to be sold on carpet area as defined in the Act. Some teams still mention other area figures for context, but the price and the agreement must be based on carpet area. The safest practice is to train every salesperson to quote carpet area first and keep brochures consistent with the registered details.
What records should a developer's sales team keep for RERA?
Keep the approved brochure and price list versions, ad creatives with dates, CP registrations, booking forms, receipts, payment schedules, demand letters and key buyer communication. A CRM helps because calls, WhatsApp chats and documents stay on the buyer's record and survive staff changes. Ask your legal team how long each record should be retained.
Can a salesperson promise amenities not in the approved plan?
No. Promises about amenities, possession dates, specifications or returns that go beyond the approved plans and registered project details can create serious problems for the developer. Salespeople should only use approved material, say 'I will confirm with the team' when unsure, and avoid verbal promises on possession dates or price appreciation.
Is RERA the same in every state?
The central Act sets the framework, but each state has its own rules and authority, such as MahaRERA in Maharashtra, GujRERA in Gujarat and UP RERA in Uttar Pradesh. Formats for ads, agent registration and periodic updates can differ. Always check your own state authority's website and orders, and take legal advice.
