The best ChatGPT prompts for real estate agents give the AI your specific context (locality, budget, buyer type, tone and length) and ask for one clear output. Below are 60 copy-ready prompts in six groups: listings, WhatsApp follow-ups, objection handling, social posts, market explainers and questions about your own CRM data.

This list is for brokers, agents and marketing teams in India who already use ChatGPT occasionally and want prompts that produce usable work, not generic paragraphs. Replace anything in {curly brackets} with your own details.

TL;DR

Good ChatGPT prompts for real estate give specific context and ask for one clear output. Here are 60 copy-ready prompts in six groups, including questions you can ask your own leads and pipeline through the Antoc CRM app in ChatGPT.

Key takeaways
  • Give ChatGPT locality, budget, buyer type, tone and length in every prompt.
  • Never paste buyer phone numbers, PAN or Aadhaar into public chats.
  • Verify prices, stamp duty and RERA details from official sources before sharing.
  • Use the Antoc CRM app in ChatGPT to ask about leads within your permissions.

Before you start: three rules for using ChatGPT safely

Protect buyer data. Don't paste phone numbers, email addresses, PAN, Aadhaar, bank details or full names into public AI chats. Write "the buyer" or use a first name.

Verify facts. ChatGPT can sound confident and still be wrong about stamp duty, RERA rules, loan rates or locality details. Check the official source before you share anything with a buyer.

Edit before sending. Treat every output as a first draft. Check numbers, project names and dates, and make it sound like you.

There is one exception to the data rule. When you connect your CRM through an official app, you are not pasting data at all. Here is the difference:

Public ChatGPT chat Antoc CRM app in ChatGPT
What it knows Only what you type or paste Your Antoc CRM data, after you sign in
Buyer personal data Don't paste it Not pasted; read from your CRM
Who sees what Whatever you share Limited to your business and CRM permissions
Best for Listings, messages, posts, explainers Lead search, pipeline, staff performance, matching properties

Group 1: Listing prompts

  1. Write a property listing for a {BHK} flat in {locality}, {city}: {carpet area} sq ft carpet, floor {floor} of {total floors}, {facing}, {parking}, price ₹{price}. Under 120 words, factual, no exaggeration.
  2. Rewrite this listing for a property portal: a headline under 60 characters and a 100-word description. Listing: {details}.
  3. Turn these rough site notes into a clean listing with bullet points for amenities: {notes}.
  4. Write five headline options for a {BHK} in {locality} aimed at {first-time buyers / young families / NRI buyers}.
  5. Write a rental listing for a {furnished / semi-furnished} {BHK} in {locality} at ₹{rent} a month, deposit ₹{deposit}, available from {date}. Say who it suits.
  6. Translate this listing into simple {Hindi / Marathi / Gujarati} without changing any numbers: {listing}.
  7. List the 10 questions a buyer is most likely to ask about this property so I can answer them in the listing: {details}.
  8. Write a 30-second video walkthrough script for this flat, room by room: {details}.
  9. Describe the neighbourhood around {locality} for a listing: schools, transport, markets, offices. Mark anything I should verify.
  10. Shorten this listing to three lines for a WhatsApp property card, keeping price, size and location: {listing}.

Worked example: a ₹1.45 crore listing in Pune

Here is prompt 1 filled in:

Write a property listing for a 3 BHK flat in Baner, Pune: 1,150 sq ft carpet, floor 12 of 18, east-facing, one covered parking, price ₹1.45 crore. Under 120 words, factual, no exaggeration. Also give the price per sq ft of carpet area.

ChatGPT should return a short listing and the rate: ₹1,45,00,000 ÷ 1,150 ≈ ₹12,609 per sq ft of carpet area. Check that maths yourself. AI tools sometimes slip a digit, and "₹1.45 lakh" instead of "₹1.45 crore" in a published listing is an embarrassing call to receive.

Then check the details: the floor, facing and parking must match your records exactly. If it adds amenities you didn't mention, delete them.

Group 2: WhatsApp follow-up prompts

  1. Write a friendly WhatsApp message to a buyer who enquired about a {BHK} in {project} on {portal} ten minutes ago. Introduce me as {your name} from {agency}. Under 50 words.
  2. Write a polite WhatsApp follow-up for a buyer who missed my call twice. No pressure; offer a call-back time.
  3. Write a site visit confirmation for {day, time} at {project}, with a reminder to check the location pin and bring a family member if needed.
  4. Write a message for the morning after a site visit, asking for feedback and offering two similar options.
  5. Write a message sharing the brochure and price sheet for {project}, asking which floor plan they liked.
  6. Write a revival message for a lead who went quiet 45 days ago, mentioning a new option within their ₹{budget} budget.
  7. A buyer with a ₹{budget} budget asked about a ₹{price} flat. Write a message offering alternatives without sounding dismissive.
  8. Write three versions of this follow-up (formal, friendly, very short): {situation}.
  9. Write a message asking whether the buyer's home loan eligibility check is done, and offering help with documents.
  10. Write a message congratulating a buyer who bought elsewhere and asking them to keep me in mind for friends.

Group 3: Objection handling prompts

  1. A buyer says "the price is too high compared to the next project." Give me three calm responses that focus on value, not discounts.
  2. A buyer says "I'll wait for prices to fall." How do I respond honestly without predicting prices?
  3. A buyer is worried about construction delays. Give me points to discuss, including how to check the project on the state RERA website.
  4. A buyer says the carpet area is smaller than expected. Help me explain carpet, built-up and super built-up area simply.
  5. A buyer says my brokerage is too high. Give me a clear way to explain what my service covers.
  6. The buyer's parents haven't seen the flat and must approve. Suggest how to involve them, including a video call walkthrough.
  7. A buyer says another broker quoted the same flat cheaper. How should I respond professionally?
  8. A buyer says the location is too far from their office. Help me build a commute comparison I can verify on maps.
  9. Role-play a hesitant first-time buyer in {city} with a ₹{budget} budget. Ask me tough questions one at a time, then score my answers.
  10. Turn these objections my team heard this week into a one-page cheat sheet with suggested responses: {list}.

Group 4: Social media prompts

  1. Write an Instagram caption for a {BHK} listing in {locality} with a strong first line and five relevant hashtags.
  2. Give me 10 Reel ideas for a broker in {city} that show local knowledge, not just flat tours.
  3. Write a LinkedIn post about a lesson from helping an NRI family buy a flat in {city}, without naming them.
  4. Write a Facebook post announcing a site visit weekend at {project}, including RERA registration number {RERA number}.
  5. Create a 7-day posting plan for a broker in {locality}: listings, buyer tips, local updates and client stories.
  6. Outline a 6-slide carousel on "5 documents to check before buying a resale flat".
  7. Write a Diwali greeting post for my agency that doesn't read like an ad.
  8. Write a post explaining under-construction vs ready-to-move flats for first-time buyers, in simple language.
  9. Turn this client feedback into a short testimonial post (I have their permission): {feedback}.
  10. Write five Google Business Profile updates for my agency in {locality}.

For any project post, include the RERA details your state requires and don't promise anything beyond approved plans.

Group 5: Market explainer prompts

  1. Explain carpet area, built-up area and super built-up area with a simple example.
  2. Explain how a home loan EMI is calculated for a ₹50 lakh loan over 20 years at {rate}% interest. Show the formula.
  3. Explain what RERA registration means for a buyer and how to look up a project on the {state} RERA website.
  4. List the documents a buyer should check before buying a resale flat in {city}. Mark items that vary by state.
  5. Explain stamp duty and registration charges in {state} for a first-time buyer, and tell me which official website to check current rates on.
  6. Compare construction-linked and time-linked payment plans in a pros and cons table.
  7. Explain what an occupancy certificate is and why buyers should ask about it.
  8. Write a simple guide to comparing two projects: location, builder track record, RERA details, payment plan and price per sq ft of carpet.
  9. List the steps of buying a resale flat with a home loan, from token to registration, in order.
  10. Explain what an NRI should know before buying property in India, and which points need a CA or lawyer.

Use these to draft explainers in plain language. Rates, rules and charges change, so confirm current figures on official state or bank websites before you publish.

Where AI fits in your day, and where it doesn't

AI saves time on writing and summarising. It does not replace a site visit, a phone call with a nervous buyer or your judgement on price. Never let an AI-written message promise a price, a discount, a possession date or returns that you haven't confirmed.

For more ways to use AI beyond prompts, such as call summaries and lead qualification calls, see AI for real estate agents in India. To see how Antoc's AI Assistant, WhatsApp automation and reports work together, browse Antoc features.

Common mistakes

  • Pasting buyer personal data into public chats. Use first names or "the buyer", or use a connected CRM app.
  • Vague prompts. "Write a listing" gets generic text. Give size, floor, facing, price and locality.
  • Publishing without checking numbers. One wrong zero in a price or area damages trust instantly.
  • Treating AI answers on stamp duty or RERA as final. Verify on official websites.
  • Sending AI messages that don't sound like you. Buyers notice. Edit for your voice and add a local detail.
  • Letting AI make promises. No guaranteed returns, possession dates or discounts in AI-written copy.
  • Skipping RERA details in project posts. Social posts about projects are still advertisements.

Make prompts a team habit

Pick five prompts from this list that match your team's daily work and pin them in your team WhatsApp group. Review the outputs together once a week and improve the prompts.

When you're ready to ask questions of your actual leads and pipeline, connect your CRM and start with "Show all new leads from this month." The full list of Antoc features shows what else the CRM handles alongside AI.

Frequently asked questions

What are the best ChatGPT prompts for real estate agents?

The best prompts are specific. Include the property details, locality, buyer type, tone, word limit and the exact output you want, such as a 100-word listing or a 50-word WhatsApp message. Prompts for listings, follow-ups, objection handling and social posts save the most time for Indian brokers in daily work.

Is it safe to paste buyer details into ChatGPT?

Avoid pasting buyer phone numbers, email addresses, PAN, Aadhaar, bank details or full names into public AI chats. Use 'the buyer' or a first name instead. When you use the Antoc CRM app in ChatGPT, you sign in with your Antoc account and data access follows your business and CRM permissions.

Can ChatGPT read my real estate CRM data?

Only if your CRM offers a connected app. Antoc CRM can be connected to ChatGPT: you sign in with your Antoc account and ask in plain English to search leads, review dashboard and pipeline reports, analyse staff performance and find matching properties. Access is limited to your business and CRM permissions.

Can I trust ChatGPT for stamp duty, RERA or loan information?

Use ChatGPT to explain concepts in simple language, not as the final word on rates or rules. Stamp duty, registration charges, RERA rules and loan rates change and differ by state and bank. Always verify current figures on the official state or bank website before sharing them with a buyer.

Should I send ChatGPT-written WhatsApp messages to buyers as they are?

Edit them first. Check every number, project name and date, remove anything that sounds unlike you, and keep messages short. Buyers notice generic text. A quick edit that adds a local detail or the buyer's actual requirement makes the message feel personal and avoids sending wrong information.

Do these prompts also work in Claude?

Yes. The listing, WhatsApp, objection, social and explainer prompts work in Claude or any similar assistant. Antoc also offers a connector for Claude, so the CRM questions in this list can be asked there too after you sign in with your Antoc account. Both read the same Antoc data within your permissions.
