A WhatsApp broadcast for real estate is usually the better choice for marketing a project to opted-in buyers, because it carries brochures, photos, location pins and buttons, and replies flow back into your CRM. Bulk SMS still has a place for short alerts and buyers not on WhatsApp, but in India it needs DLT registration.
This comparison is for marketing heads at developers and brokers who send launch announcements, price updates, site visit invites and festive offers, and who want to know which channel deserves the budget.
WhatsApp broadcasts suit property marketing to opted-in buyers because they carry brochures, photos and buttons and replies land in your CRM. Bulk SMS still helps for short alerts and reaching people not on WhatsApp, but needs DLT registration in India.
- Use WhatsApp for launches, brochures and visit invites to opted-in buyers.
- Use SMS for short alerts and buyers who do not use WhatsApp.
- Both channels need registration and approved templates before you send.
- Compare channels on cost per site visit, not cost per message.
WhatsApp broadcast vs bulk SMS at a glance
| Point | WhatsApp broadcast (Business API) | Bulk SMS (India) |
|---|---|---|
| Reach | Buyers on WhatsApp who have opted in to hear from you | Almost any mobile number, including basic phones |
| Content | Text, images, video, PDF brochures, location, buttons | Short plain text; long messages split into segments |
| Opt-in | Required for marketing messages | Consent and DND preferences apply to promotional SMS |
| Registration | Meta business verification, approved display name | DLT registration of entity, sender headers and templates |
| Message approval | Each template approved by Meta (marketing or utility category) | Each template registered on DLT before use |
| Cost model | Meta charges by message category, plus provider or CRM fees; check current Meta rates for India | Per SMS segment from your provider; check current quotes |
| Delivery rules | Quality rating and messaging limits on your number | DND/preference blocks and time-of-day rules for promotional SMS |
| Replies | Two-way; replies can land in a shared inbox and CRM | Usually one-way for promotional headers |
| Tracking | Sent, delivered, read, replied | Delivery reports |
| Best for | Launches, brochures, visit invites, re-engagement | Short alerts, non-WhatsApp users, backup |
Read the "Registration" and "Message approval" rows twice. Neither channel lets you simply buy a list and blast it. Both need setup before the first message goes out.
How bulk SMS works for property marketing in India
Commercial SMS in India runs under TRAI's rules on unsolicited commercial communication. In practice, that means three things for a builder or broker:
- DLT registration. Your business registers as a principal entity on a telecom operator's DLT platform. Your sender IDs (headers) and every message template are registered there too.
- Promotional vs service messages. Promotional SMS cannot reach people who have blocked those categories, and time-of-day restrictions apply. Service and transactional messages follow different rules.
- Fixed templates. You can change only the variable parts, such as the name or date. Links in SMS may also need to be registered with your provider.
Your SMS provider will walk you through DLT. Rules are updated from time to time, so check TRAI's current guidelines and your provider's documentation rather than relying on an old setup.
SMS is plain text and short. You cannot send a floor plan, a walkthrough video or a "Book a visit" button. You can send a short line with a registered link.
How WhatsApp broadcasts work for real estate
On WhatsApp, there are two very different tools.
The WhatsApp Business App has broadcast lists, but a broadcast reaches only contacts who have saved your number. It runs from one phone, so chats are stuck on whoever holds that phone.
The WhatsApp Business API is what serious property marketing uses. You verify your business with Meta, get a display name approved, and send message templates that Meta has approved. Marketing templates (launches, offers) and utility templates (visit confirmations, payment updates) are separate categories with different charges.
Opt-in is not optional. Send marketing templates only to people who agreed to hear from you, for example through a tick box on your form or a reply on WhatsApp. Our guide on WhatsApp opt-in rules explains how to collect it properly.
Your number also has a quality rating. If buyers block or report your broadcasts, Meta can limit your sending. This is why segmenting your list matters more on WhatsApp than on SMS.

The same launch message on both channels
Here is how one launch announcement changes between channels. The project name is made up; replace every detail with your own approved facts.
Bulk SMS version (short, registered template):
Dear {{name}}, Sky Heights Tower B launch in Baner, Pune. 2 & 3 BHK. Site visits open this weekend. Book: {{short_link}} RERA: {{rera_no}} - {{brand}}
WhatsApp marketing template version:
Hi {{name}}, you had asked about 2 BHK homes in Baner. Tower B at Sky Heights opens for site visits this weekend.
2 & 3 BHK, carpet areas and price sheet in the brochure attached. RERA No: {{rera_no}}.
Would you like a Saturday or Sunday slot?
[Button: Book a visit] [Button: Send price sheet]
The SMS can only point to a link. The WhatsApp version attaches the brochure, asks one easy question and gives buttons, so the buyer can reply without typing. That reply is what you want in your CRM.
Worked example: compare cost per site visit, not cost per message
Illustrative example. All costs and results below are made-up numbers to show the method. Check current Meta rates for India and your SMS provider's quote for real figures.
A Pune developer launches a new tower and wants site visits from past enquiries. The team splits 10,000 old leads into two groups of 5,000.
| Bulk SMS | WhatsApp marketing template | |
|---|---|---|
| Messages sent | 5,000 | 5,000 (opted-in leads only) |
| Assumed total send cost | ₹4,000 | ₹15,000 |
| Replies or callbacks | 25 | 140 |
| Site visits booked | 4 | 15 |
| Cost per site visit | ₹4,000 ÷ 4 = ₹1,000 | ₹15,000 ÷ 15 = ₹1,000 |
On these made-up numbers, the cost per site visit is the same even though WhatsApp cost almost four times as much to send. Change the visit counts and either channel can win.
That is the point. A cheaper message is not a cheaper buyer. Track replies, visits and bookings by channel in your CRM, then decide where the next ₹15,000 goes.
Run a property broadcast that lands in your CRM
Whichever channel you choose, follow the same steps so results are measurable:
- Segment the list. Pick buyers by budget, BHK, locality and last activity. A 1 BHK buyer from Hadapsar does not need your 4 BHK Baner launch.
- Check consent. For WhatsApp marketing templates, include only opted-in contacts. For SMS, use your DLT-registered promotional header and respect DND preferences.
- Write one clear message. Project name, configuration, starting price only if approved, RERA registration number where required, and one action: "Reply YES for a visit slot."
- Get approval in advance. Submit WhatsApp templates to Meta and register SMS templates on DLT days before launch, not the night before.
- Send in batches. Start with a small batch, watch replies and blocks, then send the rest.
- Route replies to owners. Replies should reach the agent who owns each lead, not a single marketing phone.
- Measure by channel. After 7 days, count replies, visits booked and bookings for each channel.
For more on segmentation, see segmenting before you broadcast.

When to use each channel
Use WhatsApp broadcasts for:
- New project or tower launches with brochure and walkthrough video
- Site visit invites with a location pin and a reply button
- Price revision or offer announcements to opted-in, relevant buyers
- Re-engaging old leads who once chatted with you on WhatsApp
- Festive greetings with a soft call to action
Use bulk SMS for:
- Short visit confirmations and day-of reminders as a backup
- Payment due reminders alongside email and WhatsApp
- Buyers who do not use WhatsApp or use basic phones
- Alerts when a WhatsApp message fails to deliver
Use both together for important, time-bound messages. Send WhatsApp first; if it is not delivered within a few hours, send a short SMS with a registered link.
Real estate rules apply to both
Whatever the channel, property ads must follow RERA advertising norms. Typically this means showing the project's RERA registration number where required and not promising anything beyond approved plans. Rules vary by state, so check your state RERA website.
Avoid misleading claims like "last 2 units" if it is not true. On WhatsApp, buyers can screenshot and forward your message to a group in seconds.
Common mistakes
- Blasting the full database. Unsegmented broadcasts get blocked on WhatsApp and ignored on SMS. Send relevant projects to relevant buyers.
- Skipping opt-in for WhatsApp. It damages your quality rating and can limit your number.
- Registering SMS templates on launch day. DLT and Meta approvals take time. Plan a few days ahead.
- Running broadcasts from one agent's phone. Replies get lost when that agent is on leave or leaves the company.
- Judging channels on cost per message. Compare cost per reply, site visit and booking instead.
- No clear call to action. "Reply YES for a visit slot" works better than a long paragraph with three links.
- Copying old SMS rules into WhatsApp or the other way around. Each channel has its own registration, approval and delivery rules.
Where Antoc fits
Antoc uses the official Meta WhatsApp API, where enabled for your account, for templates, broadcasts, chatflows and a shared inbox. Chats stay on the lead timeline, so a reply to a broadcast reaches the agent who owns that buyer. See the details on the Antoc WhatsApp automation page.
For the bigger picture of running WhatsApp as a sales channel, from welcome messages to follow-ups, read our WhatsApp CRM for real estate guide. If you keep SMS for alerts, use a DLT-registered provider and log important messages on the lead so your team sees the full history.
The right answer is rarely "only WhatsApp" or "only SMS". Use WhatsApp for rich, two-way marketing to opted-in buyers, SMS for short alerts, and let site visits decide where your budget goes. Frequently asked questions
Is WhatsApp broadcast better than bulk SMS for real estate?
For marketing projects to buyers who have opted in, WhatsApp usually works better because it can carry brochures, photos, location and buttons, and buyers can reply in the same chat. Bulk SMS is still useful for short alerts and for buyers who do not use WhatsApp. Many teams use both for different jobs.
Do I need DLT registration to send bulk SMS in India?
Yes. Under TRAI's commercial communication rules, businesses sending commercial SMS must register on a DLT platform run by telecom operators, including the business entity, sender headers and message templates. Your SMS provider will guide you. Check current TRAI rules and your provider's requirements before sending.
Can I send WhatsApp broadcasts to any phone number?
No. On the WhatsApp Business API you should only send marketing templates to people who have opted in to receive messages from you, and the template must be approved by Meta. Sending to cold lists hurts your quality rating and can restrict your number. On the Business App, broadcasts reach only contacts who saved your number.
How much does a WhatsApp broadcast cost compared to SMS?
The models differ. SMS providers charge per message segment, while Meta charges for WhatsApp business messages by category, such as marketing or utility, plus any fees from your provider or CRM. Rates change, so check current Meta rates for India and your SMS provider's quote before comparing.
Do replies to WhatsApp broadcasts come into the CRM?
With an API setup connected to a CRM, yes. In Antoc, WhatsApp chats stay on the lead timeline and in a shared inbox, so a reply to a broadcast reaches the agent who owns that lead. Promotional SMS is usually one-way, so replies need a separate number or a missed-call setup.
When should a real estate business still use SMS?
Use SMS for short, time-sensitive alerts such as visit confirmations or payment due notices, for buyers who do not use WhatsApp or have older phones, and as a backup when a WhatsApp message is not delivered. Keep SMS templates short and registered, and never rely on it for brochures.
